By linking a housing type favored by an emerging market cluster in one region, to that same market "cluster" in another region, it becomes possible to demonstrate latent local demand for a housing type that may not yet exist in that region. Using this approach, innovative housing providers can "bridge" from one market region to another, building a case for business success in the absence of true comparables. Perhaps this approach may one day be convincing to lenders.


"Targeting the Suburban Urbanites," an essay by Robert Lang and Karen Danielsen in Housing Policy Debates, Volume 8, Issue 2 (published by the Fannie Mae Foundation), explores the use of geodemographics as a way to establish consumer preference for urban neighborhoods, even among those who are now residing in the suburbs. The image of the Washington DC region at right shows some suburban clusters that have demonstrated an interest in more urban housing options.
